ST Explains: What needs to happen next for the Government to acquire 38 Oxley Road?

"Compensation will be determined through the statutory process based on today's market value - as a national monument - and any claims by affected parties. This requires a more elaborate process."

Singapore investment deals hit $33.68 bil in 2025 as big-ticket transactions return

"Despite strong participation, pricing discipline remained evident. Pricing did not overheat; it stratified".

Government reviewing collective sales regime; reforms may be on the cards

Lowering the threshold would also “resolve unique en bloc situations that seem perpetually deadlocked, in particular where a single owner owning 20-plus per cent voting rights refuses to consent, effectively blocking a sale from taking place”.

THE STRAITS TIMES

Illegal parking, traffic congestion among residents’ concerns over plan to gazette 38 Oxley Road

"Planners will need to deal with traffic concerns from tours and excursions by facilitating adequate car and coach parking, as well as drop-off zones".

Competitive bids for state land tenders lifting land betterment charges for non-landed residential use

This increase in LBC for the stretch of undeveloped land bound by the Marina Coastal Expressway, East Coast Parkway and the sea “could be a prelude to the release of some land parcels for housing soon”.

THE STRAITS TIMES

Land betterment charge rates for non-landed residential use to rise

“Selected sectors in the non-landed residential segment have seen rate increases of 2.5 per cent to 3 per cent where recent land sales have taken place, such as Faber Walk, Dairy Farm and Thomson View Condo”.

SLA launches Tanjong Katong Complex for sale on 30-year lease

"Turning the building over to the private sector will lead to the curation of a “complementary tenant mix” and modern retail concepts, given that these firms have more experience and expertise in running commercial developments than public agencies."

Ringfencing of residential, commercial land from foreigners may drive investors to other asset types

“The side effect of this would be diverting the focus and funds of foreign investors towards commercial assets and hotels, acquisitions of which do not require government approval or payment of ABSD”.

Heritage black-and-whites: The cost versus value of their conservation

“Spending $200,000 to S$500,000 is barely patching up the houses to basic habitable condition, not transforming them to luxurious or palatial standards. That would require easily several millions in investments per house”.

The Big Read: Why are buyers still snapping up new condos despite soaring prices?

"Cooling measures over the decade have ensured the housing market has remained grounded by fundamentals. The way forward should not entail punishing buyers with more costs or governmental restrictions (through more cooling measures), but supplying more land especially in the suburban locations".

No escape from ABSD with 35% tax on residential property transfer into a living trust

"A plain vanilla trust structure involves a parent or grandparent buying a home for the benefit of a child or grandchild who could be a minor. Because banks cannot lend to a minor (under the age of 21), the trustee would need to purchase in cash, and in effect, is irrevocably giving the sums of money to the beneficiary.”

New ABSD on trusts levels playing field: analysts

“The impact of ABSD (Trust) on most typical purchases by trusts tends to be a cashflow issue, not a cost issue. Bearing in mind that such trust purchases are usually made by well-heeled families paying fully in cash, the cash flow of 35 per cent may not be too much of a deterrent as the savings of ABSD tends to be significant."

Window of opportunity opens for collective sale of strata mixed-use developments

“Commercial en bloc and mixed-use en bloc typically present unique challenges. The main challenge is devising an equitable formula of distributing the proceeds among the various owners. The problem tends to be more pronounced when there is mixed-use with a retail component."

The future CBD: Finding the right formula for live, work and play

“Singapore is easily up there among the best. Foreign wealth managers and family offices find the entire package Singapore offers compelling for them to locate here. As a result, asset inflation is bound to set in.”
